A Win-Win Loan is a special type of investment-style loan used in Belgium to help people buy a home while giving private lenders (often friends or family members) attractive tax benefits.

What are the advantages of a Win-Win loan?

A Win-Win Loan in Flanders benefits both the borrower and the lender. The borrower gets easier access to money, often at a lower interest rate than a bank, and can speed up the financing process when buying or renovating a home. The lender receives a yearly tax credit and government protection that covers up to 30% of the remaining amount if the borrower cannot repay.

What makes investing through a Win-Win Loan interesting?

Investing through a Win-Win Loan is interesting because it offers a safe, government-backed return with clear financial benefits. As a private lender, you earn fixed interest each year and receive an additional 40% tax credit on that interest, which increases your real return. The investment is also relatively low-risk: if the borrower cannot repay, the Flemish government covers up to 30% of the outstanding amount, reducing potential losses.

What happens if your occupancy rate drops?

If your occupancy rate drops, your revenue decreases while your fixed costs stay the same, which puts pressure on cash flow and profitability. In the short term, this may require stronger marketing efforts, temporary incentives, or operational adjustments to attract new tenants and optimize costs. If not managed, low occupancy can affect brand perception and long-term financial stability, but with quick action—targeted outreach, improved customer experience, and refined pricing—it can be corrected before becoming a structural issue.

Can I withdraw my money anytime?

It is a fixed-term loan, meaning the money stays with the borrower until the end of the agreed period. You receive interest each year, but the full repayment (capital + final interest) happens only at the end of the loan or according to the repayment schedule defined in the contract.
